If you pay attention to a few basic window warning signs, you may just avoid some costly repairs. A quick monthly inspection may reveal issues with your existing windows. Common Window Warning Signs
Condensation Along the Lower Edge of the Glass
If you see condensation forming along the lower edge of the windows it is generally a sign of inadequate ventilation in your home. While it’s not technically an issue with the windows themselves, it could lead to issues down the road, including wood rot and mold. The problem can be exasperated in kitchens and bathrooms where humidity levels are high. The solutions include turning on the bathroom exhaust fan, opening a window to provide ventilation, or making use of a dehumidifier in these areas. It is also a good idea to open the curtains to let the sunshine in.
Condensation Forming Between the Panes of Glass
This is a surefire signal that the seals have failed on double-pane or triple-pane insulated glass. When the seal fails, the insulating gas escapes, and is replaced by moist, ambient air. The moisture that is trapped inside turns into water droplets. The window will become noticeably foggy and must be replaced. At this point the insulated glass has lost its insulation value.
Water Intrusion Around the Window
If water is finding its way inside your home when it rains, the first thing to check is that the window is completely closed and the latch is in the locked position. If you still see water entering, it could be that some debris is lodged at the bottom of the track so the water can drain. Clean the track and check the window again during the next rainstorm.
If the window is fully closed and tightly sealed, the problem may not be a window issue after all. It could be an indication of something more serious like a roof leak or a gap in the siding around the window frame. Take a deeper look!
Windows are Difficult to Open & Close
One of the more common, yet often ignored, window warning signs is double hung windows that are difficult to open and close. If it’s a dimensional issue due to swelling of the wood in humid conditions, the solution could be as simple as sanding the width of wood windows. The problem could also be an issue with the operating mechanisms such as the springs or counter balance weights. These components are readily available from the Window Repair Guy.
The same is true of casement windows. The operating mechanism can wear out over time. These are common parts and are also readily available.
Drafty Windows
If you feel a draft around a window, the solution could be as simple as replacing the weather stripping. But this is one of those window warning signs that can be misleading. If you place your hand near the middle of a large window it may feel cold in the winter. The only answer here is replacing the antiquated single layer glass with double or triple pane insulated glass.
